Greece has become one of the most important branded residence markets in Southern Europe. Brands including Mandarin Oriental, One&Only, Six Senses, Four Seasons, 1 Hotels and W are present or planned. But where should buyers and developers look?
| Market | Indicative branded premium | Season | Access |
|---|---|---|---|
| Mykonos | 30-50% | May-October | Airport, ferries |
| Santorini | 25-40% | April-October | Airport, ferries |
| Crete (Elounda) | 20-35% | April-November | Two international airports |
| Kea | 25-40% | May-October | Ferry from Lavrio near Athens |
| Athens Riviera | 20-40% | Year-round | Athens airport |
| Costa Navarino | 25-40% | March-November | Kalamata airport |
Island villas can achieve exceptional weekly rental rates in peak season. But the Golden Visa short-term rental ban means buyers using the programme cannot rent through holiday platforms. On islands, where short-term rental is the main income source, that matters a great deal.
For maximum prestige and premium, ultra-prime islands anchored by a luxury hotel lead. For resilient economics, year-round use and Golden Visa compatibility, the mainland — particularly the Athens Riviera and the Peloponnese — is often the better choice. Developers should choose the market that fits the brand, the scheme scale and the buyer they are targeting.
Indicatively on ultra-prime islands such as Mykonos, where premiums can reach 30-50% for product attached to a luxury hotel. The Athens Riviera and Costa Navarino also command strong premiums.
Not on a short-term basis. Properties bought under the Golden Visa cannot be used for short-term rentals, though long-term rental is permitted.
Brands active in Greece include Mandarin Oriental and W at Costa Navarino, One&Only at Kea and on the Athens Riviera, 1 Hotels in Crete, Four Seasons and Six Senses.
